Tampa Bay — Tampa, St. Petersburg, Clearwater, and the fast-growing counties around them — sits inside a Florida practice that is already deep. Healthcare & senior living across Tampa Bay

Tampa Bay concentrates one of the country’s largest senior populations. Pinellas County has long ranked among the oldest large counties in America, and Pasco, Hernando, and Manatee keep adding retirees faster than facilities. The demand runs across the continuum — skilled nursing, assisted living, memory care, and post-acute rehabilitation — and it rewards operators whose buildings tour well, because in this market families compare three facilities in a single weekend.

Healthcare and senior living is the deepest part of our Florida portfolio: twelve of our nineteen completed Florida projects are in the sector, including Village Place on the Gulf side of the state. Chabad & Jewish community design

Tampa Bay’s Jewish communities — across Tampa, St. Petersburg, Clearwater, and the suburbs between them — continue to grow with the metro, and growing communities build. HH Designers has designed more Chabad houses than any other interior design firm, and our completed Florida community work includes the Eden Gardens campus and mikvah in Orlando. We bring full halachic fluency to Chabad house, synagogue, and mikvah projects: shul layout and mechitzah design, kosher kitchen separation, mikvah construction requirements, and the multipurpose rooms that let one building host a preschool on Tuesday and a wedding on Sunday.

We also know how community projects are governed and funded. Renderings that help a board decide, documentation that keeps volunteer-led construction on budget, and phasing plans that let a community occupy the building while later stages are funded — these are standard parts of our community practice, refined across decades of congregational work.

Hospitality from Water Street to the beaches

Tampa’s Water Street district reset expectations for what downtown hospitality looks like on the Gulf Coast, downtown St. Petersburg has become one of Florida’s strongest restaurant markets, and the beach communities from Clearwater to St. Pete Beach renovate continuously to hold their position with visitors. We design hotels and restaurants for exactly this mix: new-build interiors that can stand next to the newest district, and renovations that lift a property’s rate without closing it longer than necessary.

Gulf-front work carries technical obligations inland hospitality never faces — salt air on hardware and metal finishes, UV load on west-facing rooms, humidity at every threshold where indoor meets outdoor. Our Florida specifications treat those conditions as the baseline, not the exception, which is why our coastal projects still look right years after opening.

Multifamily for a metro still filling in

Tampa Bay’s in-migration keeps the multifamily pipeline full — the Channel District and Westshore in Tampa, the towers reshaping downtown St. Petersburg’s skyline, and the master-planned corridors of Wesley Chapel and Lakewood Ranch to the north and south. Amenity design decides leasing velocity in this market, and we treat lobbies, coworking lounges, fitness floors, and pool decks as revenue infrastructure. Our amenity design practice programs these spaces against the building’s actual resident profile and specifies FF&E that survives year-round outdoor use.

Because we also master plan communities — including an ongoing 4,000-home development in Okeechobee, in south-central Florida — we are comfortable working at the developer’s scale: model units, clubhouses, and amenity packages designed as one system across phases rather than one building at a time.

From Hyde Park Village to St. Petersburg’s Central Avenue districts, Tampa Bay retail rewards tenants whose spaces are designed as carefully as their merchandise.
