Do elevator lobbies and cabs really affect how residents perceive a building?

Arguably more than the main lobby—residents pass through the elevator lobby and ride the cab multiple times a day for the length of their tenancy, so it is the everyday impression rather than the first one. We carry the main lobby’s material and lighting language into the elevator lobby: the same field tile or a complementary accent, never a switch to carpet that makes it feel like a different building. Inside the cab, wall panels, flooring, handrails, and above all lighting matter—LED at a CRI of 90 or higher renders complexions accurately, where a fluorescent strip quietly makes residents feel worse about their building every day.

Should we put a dog wash station on the lobby level?

In suburban New Jersey markets where 60 to 70 percent of renters own or plan to own a pet, yes. A 150-unit building at 70 percent pet occupancy generates roughly 100 dog departures and returns through the lobby every day. A wash station on the lobby level with direct exterior access—a dedicated side door or a position ahead of the main lobby—keeps wet dogs and muddy paws out of the elevators and corridors. Build it properly: a floor drain with a P-trap, a commercial pre-rinse faucet with temperature mixing, a non-slip surround, real ventilation, and a basin sized for dogs of 80 to 100 pounds, since undersized basins go unused.
